Some of you area aware that the USDA Rural Housing Loan Program itself is out of money, but what you may not know is that a smart home builder, Main Street Homes managed to reserve some of those funds and they still have some of it left! My sister, who works for HUD in Atlanta, sent me an email this morning asking me to pass a message along that there is a website claiming to be HUD owned, but it is a scam. If you are looking for low priced homes in desirable locations, Main Street Homes offers you are looking for. Parkridge Gardens is located just off S Congress St near South Park Meadows, this community features single family homes with current available inventory priced from the mid $130,000s to the high $170,000, with square footage from just over 1,000 to more than 1750. These homes are very well laid out and some are on large lots. Downtown Austin is only a few minutes away and Mary Moore Searight Metropolitan Park is very close by as well.
Both neighborhoods are offering zero down move in. Speaking of zero down, it is not solely responsible for the current issues within the housing market. Other issues like inflated appraisals, taxes on the structure not being included in the quoted monthly payment, uneven supply and demand which lead to crazy inflation of home prices (this didn’t happen in Austin!), Adjustable Rate Mortgages (ARMs), plus a host of other issues. If you use a zero down program and get a fixed interest rate loan, plus make sure that the taxes on the structure are included in your quoted monthly payments, you should do just fine under normal circumstances; steady job and income, no unexpected life issues, etc.. Homes are very affordable right now so now is the time to buy. Waiting until the market is stronger means waiting until prices go up. When something that you want is on sale for a lower price you buy it right? You don’t wait until the sale ends and the price goes back up do you? Don’t miss out on this opportunity! More than few people have told me that they are concerned about buying a new home because they are afraid that the builder will go under which means that they would lose their home warranty. This is a valid concern as at least one builder who built some condos in Cedar Park, TX just up a left one day and the residents of the property can’t find them. What if the builder does not own the preferred mortgage brokerage? You can still get a lower rate, but for a different reason. Volume. The mortgage company will make less money per loan, but are willing to in exchange for a high volume of loans. Basically, this can be good for you, but it all depends on whether or not you have a long history with a lender that you would prefer to work with. But if you are a first time buyer, you are interested in buying a new home, and you are most interested in the best deal, the builder’s lender may work best for you.
